Points To Include In Letters To Council
Rippon Grange (also
known as the John Williams property) is one of the finest heritage estates in
Wahroonga. Unfortunately the Department of Planning has recently partially
approved a 6.5 storey sham hospital for this site. The application failed to
address many issues adequately and the approval will have serious impacts on
both the property and the surrounding area.

We
would encourage you to look at the Application to see just how this enormous
hospital will impact on the area.

Elevation Schematics of the first Proposed
Retirement Village
The John Williams Neighbourhood Group Inc considered that the site
elevations submitted to Ku-ring-gai Council by the Developer of the
Rippon Grange site were unclear as they included a significant number of
trees that masked the scale and impact of the development on the site.
In this context, the Group commissioned Martin Pickrell Design Pty Ltd,
Chartered Architects of Lane Cove, NSW, to independently prepare a set
of site elevation schematics using the information provided in the
Development Application but excluding all tree cover. These are
now displayed below:
"South Elevation Schematic (Billyard Street)"
and
"North Elevation Schematic (Water Street)
The Group considers these elevation schematics are representative of
the likely height, bulk, scale, and density of the proposed retirement
village in
relation to the existing heritage item (Rippon Grange) on Water St, and
the existing houses on Billyard Ave.
The partially approved hospital has a similar bulk and scale.
The Group considers that the proposed developments will have a
devastating impact on the heritage item (Rippon Grange), and on the
character of this low density residential area.
